DESIGN PHASE SERVICES

 

ARCHITECTURAL TECHNOLOGY:

Building Envelope design of below grade waterproofing, exterior building finish systems, roofing systems, and pool/plaza deck waterproofing including; detail designs, evaluation for Code Compliance, Specifications (CSI/AIA Master Spec Format). 

BE-TECH can also provided AutoCAD services for full set of drawings or individual detail drawings including plan-view and isometrics.



STRUCTURAL INTERFACES:

Building analysis and evaluation of existing structural elements for providing repair or replacement documents. Providing repair design criteria for structural elements and wind load calculations and analysis. Plus the ability to provide signed and sealed calculations and inspections.

 

BUILDING ENVELOPE CONSULTING:

Building envelope system design for waterproofing systems; below grade foundation waterproofing and drainage systems, pool and plaza deck waterproofing systems, exterior wall finish systems, paints and coatings, and roofing.

 

GLASS AND GLAZING CONSULTING:

Exterior Building Fenestration Systems analysis and design to ensure the calculations for the systems meet current Florida High Velocity criteria and to provide in-situ testing of the installed systems. 

 

BE-TECH will review and comment on all Construction Documents and specifications and provide preliminary performance criteria for exterior building envelope components. 

 

BE-TECH will attend as many meetings as needed in a location requested to discuss the

design development drawings.

 

BE-TECH will review and comment on architectural cladding drawings prepared by the architect.

CONSTRUCTION PHASE SERVICES

 

PEER REVIEW:

Review and coordination of Architectural and Engineering Documents. Review of Specifications to comply with code and industry standards.



BID ANALYSIS:

Review of Sub-Contractor Bids to insure complete scope of work, Compliance with Construction Documents and Specifications and Proper Product Selection.

 

SUBMITTAL REVIEW:

Review of Submittal Documents to Code Compliance, Industry Standards & Reqired Documentation prior to formal submittal to the design professional.

 

PRE-INSTALLATION MEETING COORDINATION:

BE-TECH Technicians will coordinate and moderate pre-Installation meetings with Staff and appropiate Sub-Contractors. These meetings will provide opportunity to the staff and tradesman to discuss project coordination, manufacturer requirements, code issues & scheduling. The pre-installation meeting may be the single most important part to the process to provide a Building Envelope that will withstand to test of time.

 

INSTALLATION MONITORING:

BE-TECH will provide monitoring of the construction of not only the Building Envelope trades but also the Construction and Mechanical trades that all interface.

Most monitoring firms only focus on the Building Envelope trade installation and not the complete package of trades and mechanics required to complete the project, providing a complete Building Envelope installation.

 

DUE DILIGENCE:

Assist owners to assess the Building Envelope prior to purchase of a building; roofing, exterior walls, glass and waterproofing.

BE-TECH will coordinate with the owner's team to determine estimated cost of repair, interface with other trades and duration of construction repairs for these Building Envelope items.

 

FORENSIC INVESTIGATION:

BE-TECH provides our clients and unprecedented level of service for the investigation and exploration to determine sources of leaks, with a detailed report of findings. With this information BE-TECH can provide solutions, detailed drawings, specifications and installation monitoring.

 

BE-TECH will review Construction Documents prepared by the architect and provide comments and sketch recommendations where appropriate.

 

BE-TECH will attend meetings to discuss Constructions Documents as requested. 

 

BE-TECH will review Specifications and suggest language for performance and testing requirements.

 

BE-TECH will review Wind Tunnel study report and assist in interpreting results.

 

BE-TECH will participate in the bidding process, including attending pre-bid conference with contractors and answering bidders' technical questions during bidding.

 

BE-TECH will examine Shop Drawings for each of the building envelope components for conformance with Contract Documents and performance criteria. BE-TECH notations will be used by the Architect in their Shop Drawing review process.

 

 

ONSITE WATER TESTING

 

Water testing that meets the requirements for ASTM Designation: E1105 and for AAMA 501.2, which are standard test methods for field termination of water penetration of installed exterior windows, skylights, doors, curtain walls and exterior building walls.

 

ASTM E1105-Standard Test Method for Field Determination of water penetration of installed exterior windows, skylights, doors and curtain walls, by uniform or cyclic static air pressure difference.

 

The test Standard is designed to produce a continuous and uniform film of water across the exterior surface of the test specimen. The testing apparatus is calibrated to produce a specific amount of water per square foot over the specimen surface area.

 

An interior negative air pressure chamber, approved by the project engineer, that simulates the pressure dynamics of a wind-driven rain is constructed and connected to the interior surface of the window-wall interface, then accurately depressurized to meet the product of Engineering Specification.

 

AAMA 501.2- Standard Test Method of Field Determination of Water Penetration that meets the requirements for Spray Wand, which is used as a test instrument for conducting a quality assurance and diagnostic water leakage field check on installed storefronts, curtain walls, and sloped glazed systems.
